Tropical Hotel Room

A general report that includes a description and condition of the property's contents and how the property appears. This document can be used as a reference by the Landlord when creating a Check-In document for each new tenancy and Check-Out at the end of each tenancy.

This report highlights each room and each item in that room, from the doors and its fixtures to miscellaneous, with detailed condition of everything along the way. We also gather high resolution images to support marks/damages as described.

If OneFive Property Services are not carrying out the Check-In, the landlord/agency will need to record the sets of keys, meters, alarm testing, condition summary, cleaning summary and will need to carry out the full handover. Please see our Inventory & Check-In for full report and full services.

INVENTORY

Our Inventory & Check-In service provides a comprehensive report. This highlights all items in the property, including fixtures, contents, and decorations, as well as cleaning and condition summaries and functionality tests. We also keep track of whether or not the windows and blinds are operational, amongst other things.

To complete the check-in process, we give the tenants a thorough tour of the property. Showing the location of the metres, a breakdown of the keys, manuals for appliances. We also retest the alarms to ensure that the tenants are satisfied.

Our report is designed in such a way that the Check-Out feature can be added to the same report side by side. This is useful for comparing the beginning and end of the tenancy. Rather than adjusting older reports, conducting a new inventory and check in report at the beginning of each new tenancy is a better approach that provides more security for your investment (property).

INVENTORY & CHECK-IN

At the end of the tenancy, one of our clerks can meet the exiting tenants on site to collect keys and do a Check-Out report on the property's condition. 

We work our way through the property after it has been handed over to us, documenting the final reading of all meters, keys being returned and who it is receiving it. When the tenants move out, the clerk will record the condition of the property  cross referencing to the ‘inventory and check in' report 
Capturing a new set of photos highlighting additional defects, maintenance issues, damages and noting any changes not mentioned in the referencing documents.
Any damage, scuffs, stains, marks, cleaning, or maintenance issues are meticulously documented.
If the Inventory & Check-In is created by another property inventory company, our clerks are experienced enough to navigate through the report to produced a thorough detailed Check-Out report.

CHECK-OUT

Mid-term management is used to ensure that the property is kept in good condition, but there are many other reasons why it is critical to report.

 

Mid-terms are great for supporting a strong and preventive process, and it's a faster, non-intrusive, and legal way of documenting the property you manage, even if the tenants are still living there.

​Other reasons include ensuring that the tenancy agreement has not been violated, avoiding the risk of maintenance issues and damages, and improving your relationship with the tenants.

For those who have a property portfolio, it is a great way to save time and be able to prioritize other things while we generate the report for you. 

MID-TERM MANAGEMENT

Key in the Lock

Our check-in inspections are performed at the beginning of each tenancy to ensure that an accurate record of the property's condition is kept on file. 

This report references from the Inventory report provided to us by the landlord/agency. We cross reference the report to  highlight any changes seen which updates on the Check-In report for every new tenancy. 

We give the tenants a thorough tour of the property to complete the check-in process. This includes an overview of the property, the location of metres, a breakdown of keys, appliance manuals and guidance on how to use them.

In addition, we reassure the tenants that the alarms are fully operational by re-testing them while they are present.

CHECK-IN

Tall Buildings

A household is either a single person or members of the same family who live together. This includes people who are:

Married couples or couples living together as married (including people in same-sex relationships)

Relatives or half-relatives e.g. grandparents, aunts, uncles, siblings, nieces, cousins

Step-parents and step-children

Foster parents and foster children.

A snag is a minor flaw or problem that remains in your newly constructed property after the construction work has been completed. It is typically something that is damaged or broken, is not properly fitted, or appears unfinished, such as a scratch on a window or a missing hinge on a door. 

Most snags are cosmetic; however, more serious defects such as major cracks and improperly fitted kitchen fixtures can occur, so a thorough property inspection is recommended.

Our inspectors look for many things such as standard of decorations, contents, functionality tests, checking for any major or minor defects left by contractors. This is to ensure that the new build is corrected to a high standard before the handover of the property.
